Chermside is the densest commercial node on Brisbane's north side — a major shopping centre, a hospital and specialist precinct, and a wall of new apartments. Three very different electrical profiles inside one postcode, and we work across all of them.

Retail, medical, and apartment density in one postcode

Chermside sits about ten kilometres north of the CBD, inside the area we cover as a matter of course. It is also the least residential-feeling suburb on the north side. Between the shopping centre, the private hospitals and specialist suites, and the apartment towers that have gone up along Gympie Road, the electrical work here looks a lot more like our commercial book than our suburban one.

Retail and hospitality tenancies come with fit-out programs, landlord conditions, and trading hours that don't bend. Medical and allied-health suites come with reliability requirements, and where an installation serves patient areas it falls under AS/NZS 3003 rather than the general wiring rules. Apartment buildings come with body corporates, common-property boundaries, and the question of who is actually authorising the work.

Underneath all of that there is still a large stock of detached 1960s–1980s brick-and-tile homes on the streets behind the centre, most of them on boards that predate RCD requirements. We do that work too — it's just not what Chermside is known for.

Behind the commercial spine, Chermside is still full of 1960s–1980s brick-and-tile homes with original switchboards. No RCD protection, no spare capacity, and MCBs that are no longer manufactured. They surface when someone adds air conditioning or a second bathroom and the board can't take the circuit.

Can you do a tenancy fit-out to the centre's after-hours access rules?
Yes — most retail fit-out electrical is done outside trading hours by necessity. We work to the landlord's program and induction requirements, book access windows in advance, and provide the certification and as-built documentation the centre needs at handover.
Our practice has patient treatment areas. Does that change the electrical requirements?
It does. Installations serving patient treatment areas fall under AS/NZS 3003, which sets requirements for protection, earthing, and periodic testing that go beyond the general wiring rules in AS/NZS 3000. What applies depends on how the area is classified, so the first step is establishing that with you rather than assuming. We scope, install, and test to whatever classification applies.
Who authorises electrical work in an apartment — me or the body corporate?
It depends on whether the work is inside your lot or touches common property, and that boundary isn't always where owners assume it is. Anything in the switchboard cupboard, the riser, or the building's distribution is usually common property. We'll tell you which side of the line the work falls on before you commit, and we're comfortable presenting a scope to a committee if approval is needed.
How often does emergency and exit lighting have to be tested?
Six-monthly under AS/NZS 2293, with results recorded in a maintained logbook. Most buildings we pick up are behind on the logbook rather than the lighting itself. We put the testing on a schedule so it happens without anyone having to remember it.
Do you also do ordinary house work in Chermside?
Yes. There's a lot of detached 1960s–1980s housing behind the commercial spine and most of it is on original switchgear. Switchboard upgrades, air conditioning circuits, smoke alarm compliance, and rewires are all regular Chermside jobs for us.
