Retail, medical, and apartment density in one postcode
Chermside sits about ten kilometres north of the CBD, inside the area we cover as a matter of course. It is also the least residential-feeling suburb on the north side. Between the shopping centre, the private hospitals and specialist suites, and the apartment towers that have gone up along Gympie Road, the electrical work here looks a lot more like our commercial book than our suburban one.
Retail and hospitality tenancies come with fit-out programs, landlord conditions, and trading hours that don't bend. Medical and allied-health suites come with reliability requirements, and where an installation serves patient areas it falls under AS/NZS 3003 rather than the general wiring rules. Apartment buildings come with body corporates, common-property boundaries, and the question of who is actually authorising the work.
Underneath all of that there is still a large stock of detached 1960s–1980s brick-and-tile homes on the streets behind the centre, most of them on boards that predate RCD requirements. We do that work too — it's just not what Chermside is known for.

Tenancy fit-outs in and around the centre run to the landlord's program, the centre's induction requirements, and after-hours access windows. The electrical scope is usually the easy part — the coordination is what determines whether you open on the date on the lease.

Chermside's specialist and allied-health density means installations where supply reliability actually matters. Where an installation serves patient treatment areas it falls under AS/NZS 3003, not just AS/NZS 3000, and it needs the testing regime that goes with it. Behind the commercial spine, Chermside is still full of 1960s–1980s brick-and-tile homes with original switchboards. No RCD protection, no spare capacity, and MCBs that are no longer manufactured. They surface when someone adds air conditioning or a second bathroom and the board can't take the circuit.
